Property on Nice Promenade des Anglais (and surrounding Area)

Bordering the sea for almost 7km, the very famous Promenade des Anglais has been making artists and holiday makers dream from all over the world.

Apartments on Nice Promenade itself are most sought after in the areas in between the Meridien and the Negresco hotels where even a ground or first floor apartment (therefore usually with little view and quite a bit of noise) starts at 6000 euros per m2 with prices rising steadily for upper floors with terraces and sea views. Property prices become lower further along the Promenade, heading towards the airport and on the roads just behind the Promenade such as La Californie, you can pick up cheaper properties which are just a moment’s walk to the sea (not necessarily with a sea view though).

Properties advertised as the Promenade will often be a block or two behind the promendade so unless you see a photo of a sea view on the advertisement, you can expect that the apartment will probably be just behind the famous road.

The Promenade is lively throughout the year and there is a new cycle lane being built now - it's the place for joggers and roller-bladers and is the only place to be seen on a Sunday walking your poodle!
