The hillsides surrounding Nice offer a very different selection of properties to the town centre - with everything available from small studio apartments in fully equipped residences (with swimming pools, tennis courts, communal gardens etc) to splendid villas with panoramic views and sumptuous gardens (often terraced – it’s not always easy to find very flat land in these areas).

The main hillsides in Nice West are Fabron, Corniche Fleurie and La Lanterne as well as Bellet (where Nice’s vineyards are situated) but other hillsides of Nice include Pessicart, St. Philippe, St. Antoine de Ginestière, Cap de Croix and St. Pierre de Féric.

The apartment residences offered here make excellent and easy-to-maintain holiday homes as well as rental investments – you’re more likely to find modern residences dating from the 1970’s onwards in Nice West rather than older style apartment blocks and they are often (though by no means always) in secure and gated grounds.

There is public transport in these areas but it stops fairly early in the evening so you would really need some form of transport if you choose a property here.

Many have glorious sea views and come with added bonuses that are almost impossible to find in the city centre, such as pools, large terraces and parking.

This is a top choice for local professionals and families. It is an area with many plus points - the only real drawbacks are the lack of shops and restaurants in many areas and the need for a car. However this is not a drawback to everyone especially when you consider that you can get so much more for your money.

Many of the new build residences that you see advertised in Nice will be here rather than in the town centre.
