Guarantees on French New Build One of the huge advantages of buying a new property is the array of guarantees that comes with it:
Guarantee of Completion Before a property developer can start building they must have a Guarantee of Completion (Garantie d’Achèvement) in place. This is issued either by a bank or by an independent insurer. This guarantee means that in the unlikely event of a developer being unable to complete the construction themselves, the bank will undertake the completion of the property as specified. It is one of the checks that the notaire undertakes and it is imperative that this guarantee has been issued - if not the notaire cannot allow you to sign the Authentic Act and complete the sale. It is a vitally reassuring guarantee.
10 Year Guarantee (Décennale) Once you have possession of your new property it is covered by a 10 year building guarantee which includes any structural disorder, such as the roof or walls.
Perfect Completion Guarantee This is a 2 year guarantee for fixtures and fittings, such as flooring and heating systems and there is a 1 year perfect completion guarantee which covers smaller problems such as paintwork and aesthetic problems.
Noise and Insulation Guarantee New build property must comply with strict noise insulation and thermal insulation requirements which are covered by this specific guarantee.
