Search by Areas in Cannes: Choosing an area to buy in

1. If you are buying a holiday home in Cannes.

If you are buying a property in Cannes for a holiday home and you want to have good views, a balcony or terrace and maybe a pool then the best areas to buy in are ‘La Californie’, ‘La Basse Californie’, ‘Super Cannes’ and ‘Le Cannet’. All of these areas are extremely attractive residential areas, not too far from the town centre and the beaches and you can often find residences offering peace and quiet with communal gardens and pools.

2. If you are buying an apartment as a seasonal buy-to-let

If you are buying an apartment for a seasonal Buy-to-Let then the only areas that you should really consider are ‘La Banane’, ‘Palm Beach’ and ‘Le Suquet’ which are in the centre of Cannes. The apartment that you purchase must be within walking distance of the ‘Palais de Festivals’. All of the areas and in particular ‘La Banane ‘ would be excellent for short-term lettings and this is also an area that would make an attractive holiday home area, although you may have to forego the balcony and definitely the communal pool!

3. If you are buying a villa as a seasonal buy-to-let

If you are purchasing a villa and you would like this villa to rent out well during the summer months and during the congresses, then we advise that you buy in the following areas: ‘La Californie’, ‘La Basse Califonie’, ‘Super Cannes’ and ‘Le Cannet’. All of these areas are very attractive and most properties here enjoy fabulous sea views. These are very prestigious areas and can therefore command high rents during the summer months. Out of all of these areas the best area to buy would be ‘La Califonie’ however please be aware that purchase prices for villas in these areas are very high.
