1. If you are buying a holiday home

Nice city centre offers a great lifestyle for those who want to be able to get everywhere on foot and to be served by an excellent public transport system. The Carré d'Or, the Musiciens and Fleurs along with all the central location are  perfect spots for city lovers who don't want to use a car to get about (and there is very little parking available with apartments in the centre). The buildings in the city centre do have balconies but it's rare to find a large terrace and even harder to find places with just a small balcony in the Old Town. If you wish to have views, parking, a pool and a terrace or use of a garden then you need to look a little out of the city centre towards Nice West or Mont Boron. Cimiez is another good area for residences offering terraces and pools and it's quite central and very elegant.

2.If you are looking for an investment in Nice

Properties in Nice have doubled in price over the past 5 years and this looks set to continue with the huge influx of people to the region creating a strong demand in a market which is short on supply. This means that any property you purchase will certainly gain in value but you can also earn rental income from it should you so wish. Holiday makers favour the Old Town, the Port, the Musiciens, Fleurs and the Carré d'Or for apartments so these are the areas you should look to purchase in if you wish to rent out to seasonal holiday makers. Areas along the tram line are seeing excellent capital appreciation and are an excellent place for a long term rental purchases (on a 3 year lease) - take a look at our properties to offer in the centre, the Port and Place Garibaldi. If you wish to buy a property to renovate and make money that way, be prepared to move quickly as renovation projects get snapped up as soon as they come on the market. 3. If you are looking for a villa in Nice

You're extremely unlikely to find a villa in a central location, but Cimiez is probably the closest you will get. The areas between the Port and Mont Boron have some stunning villas and you can still get into town easily enough on foot. Mont Boron is a beautiful area with lots of villas and you'll also find some in Nice West. Our New Build section also has a variety of villas and town houses so do search through that section too.
