Steps involved in selling your French Riviera property.
Mandate : Once Attika has carried out an expert valuation and we have agreed upon a price you will need to sign a mandate which is the contract between the seller and the agency giving Attika permission to show and sell your property. The mandate will show details of your property, the price we can advertise it at, what's included in the sale and our commission which is 5% for an exclusive mandate or 6% for a simple mandate. Our commission is paid by the vendor on the final day of the sale. If we don't sell your property, you don't pay !
Diagnostics : Depending on how recently you purchased your property you will also need to renew certain diagnostics (which are the equivalent of a UK survey) and your Attika agent can organize this for you. The cost for this is based on the number of rooms you have, but an average 1 bed is around 250-300 euros for the full diagnostics. The diagnostics include checks on the size of the property, termites, lead, asbestos and electricity.
Paperwork : You will need to provide us with as much paperwork about your property as possible. For instance it would be most useful to have a copy of your title deeds, yearly taxes that you pay, any charges to the syndic and the minutes from the sydic's general assembly meetings. Offers : Attika will show your property and once a client has made an offer (of either the asking price or below) you will receive an Offre d'achat from us which is an offer signed by the potential buyers. If you are happy with the offer, you can countersign and we will then draw up a contract for the sale. The sale usually takes 2 months to go through and you will receive your funds within a few days of the closing signature.
Taxes : You may be liable for capital gains tax and we will discuss this with you when we give you our valuation. If you are an overseas resident and your property is worth over 150 000 euros you will also be liable for a fiscal representation tax which is between 0.65-1% of the sale price.
